Ashton Hotel Historic Facade Lease The Ashton Hotel, located at 610 Main Street, the building was originally built as the Fort Worth Club and was later known as the Floyd J. Holmes Building. With the help of a 10-year facade easement provided by the Downtown Tax Increment Finance District in 1998, the building was redeveloped into a luxury hotel. Restoration work included reconstructing the original base and installing replacement windows that resembled the original ones. The hotel has 39 rooms with a health club, ballroom, and meeting rooms. In addition to this, the hotel's restaurant features a piano bar, wine cellar, and private dining room. The hotel opened on April 23, 2001. Robert W. Kelly of Fort Worth was the architect for the project. |

Cassidy Corner Public Improvements
Completed in 2000, Cassidy Corner was one of the first residential projects in downtown Fort Worth to offer a for-sale product. The downtown TIF District reimbursed the developer for public improvement expenses built in the public right-of-way, including trees, streetlamps, sidewalks, and brick pavers. |

Pecan Place Public Improvements
Pecan Place, completed in 2003 by developer Tom Struhs, consists of seven condominium units at the northeast corner of 1st and Pecan Streets. The downtown TIF District reimbursed the developer for the public improvements in the right-of-way. |

Trinity Bluffs Public ImprovementsTrinity Bluff Uptown will be a multi-phased project spread out over the northeast corner of the TIF District. The initial phase includes a 300 unit apartment complex and 67 town homes. The TIF District provided a development agreement which reimburses the developer for the costs associated to streetscape improvements and the removal and burial of overhead utility lines. |

Sanguinet Building Public Improvements
Sundance Development completed the 207,000 square foot Sanguinet Building (now known as the Bank One Building) in 2003. The TIF District reimbursed the developer for improvements made to the streetscape including tree plantings, brick pavers, streetlamps, and other amenities. |

Tower Asbestos AbatementThe TIF District provided reimbursement to the developer of The Tower for the removal and abatement of expenses related to asbestos removal.
The Tower development cost nearly $75 million and began moving residents into the 315 condominiums in early 2005.

City Center Parking Lease
The TIF District leases 1,100 parking spaces in the Sundance Square Garage #1. These spaces are made available free of charge to all visitors of downtown during weekdays after 5 PM and all day on weekends. |

Bass Hall Parking Lease
The TIF District leases the Carter-Burgess garage and provides free parking to patrons of evening events and activities at Bass Performance Hall.

Sundance # 3 Parking Lease
The TIF District leases 766 spaces at the Sundance #3 parking garage. These spaces are provided free to downtown visitors during the evenings and weekends. Additionally, 160 spaces are available for up to one hour, free of charge, for visitors to the Fort Worth Central Library with validated tickets from the library. |

The Tower Parking Lease
The TIF District has negotiated a parking lease agreement with The Tower. The parking lease provides 300 free spaces during evenings and weekends for visitors to downtown and one hour of free parking during weekdays. The parking lease commenced in June 2006. |

City Place Parking Lease
The TIF District has negotiated a parking lease agreement with the PNL Companies, developers of the the City Place project. The parking lease will provide 300 free spaces for visitors to downtown on evenings and weekends and 60 spaces during weekdays for 2.5 hours of free daytime parking. The parking lease began in January 2008. |

County Garage Parking Lease
The TIF District has negotiated a parking lease with Tarrant County at the Family Law Garage to provide 250 free parking spaces during evening and weekends to visitors of downtown.
