Dallas restaurateur buys property near Fort Worth’s West 7th corridor

The historic Kress building in downtown isn’t the only trendy Fort Worth property that Triton Commercial Real Estate has bought this year. The company has also acquired property on the near west side, adjacent to the West 7th residential, shopping and restaurant development.

Triton Commercial is owned by Mike Karns, founder and CEO of Dallas-based Firebird Restaurant Group, which owns the El Fenix and Snuffer’s restaurant chains.

Deed records show that in mid-January, Triton 2829 Morton Llc. bought a lot at 2829 Morton St., just east of Currie Street. It was sold by 3017 Morton Llc., an entity of Clay Mazur, manager of Mazur Capital. Mazur financed the sale with a $340,000 note, according to deed records. The land is now used as a parking lot.

And in late April, Triton 908-910 Currie Llc. bought the property at 908 and 910 Currie St. across from Fred’s Texas, from the Pete and Sandra Johnson Trust. The property, at the northwest corner of Currie and Morton streets, is just a skip from the property Triton bought in January.

The Johnson Trust financed the deal with a $1.4 million note to Triton that matures Nov. 2, deed records show.

Karns’ Firebird Restaurant is working on a design for the first floor of the Kress building, at 604 Main St., where the Fox and Hound restaurant and pub was previously. Fox and Hound closed in April 2014.

Firebird Restaurant currently operates four brands: El Fenix, Snuffer’s Restaurant and Bar, Meso Maya and Taqueria La Ventana.

Construction contracts plummet in May

Heavy construction contracts awarded in May for future construction in North Texas declined by 49 percent from May 2014, according to the latest Dodge Data & Analytics report.

In May, $252.9 million in contracts was awarded, down from $492.7 million a year ago. For the first five months, construction contract awards totaled $1.6 billion, down 11 percent from $1.8 billion in the same period of 2014, the report shows.

Residential contracts totaled $796.3 million in May, up 12 percent from $710.7 million the prior year. And through May, residential contracts totaled $4.2 billion, up 13 percent from $3.7 billion in the same period of 2014.

Robert Bruhn bought this 4,000-square-foot building. Nathan Vasseur of Vasseur Commercial represented the sellers, Jose Olvera Jaime and Juan Olvera Albarran.

3132 Bryan Ave., Fort Worth

Monterrey Drywall bought this 8,000-square-foot building from Alfareed Investments. Nathan Vasseur of Vasseur Commercial represented the seller. Jeff Givens and Tracy Georges of Transwestern represented the buyer.

1150 W. Blue Mound Road, Fort Worth

Christopher Cureton leased 4,000 square feet for an auto dent repair store in the Blue Mound Business Centre. Jim Eaton of Ron Sturgeon negotiated the deal.
