Sundance Square brings in outside help to lease up some of its office properties

Sundance Square, the 37-square-block business and entertainment district in the heart of downtown Fort Worth, appears to have hired Fort Worth-based LanCarte Commercial to lease up a handful of office properties downtown.

The buildings include the Chase building at 420 Throckmorton St., the Cassidy at 407 Throckmorton St., the Schwartz building at 505 Main St., and the Worthington Bank building at 500 Main St.

The shift comes nearly five years after billionaires Ed and Sasha Bass took sole ownership of the district and moved all leasing and property management in-house.

Sundance, like much of downtown Fort Worth, has struggled with office and retail vacancies in the wake of the COVID-19 pandemic.

Roughly a quarter of its ground floor commercial spaces were empty in August 2024, according to a Star-Telegram survey. Some of its retail tenants have also blamed management for the vacancies citing poor communication, and a lack of an overall vision.

Sundance has tried to fill its empty storefronts through a program meant to promote local entrepreneurship, but most those stores have closed or had their operations taken over by Sundance Square management.

There are some signs of life on the 300 block of Houston Street with a new bar called ‘Spotlight’ planned for the space previously occupied by Reata Steakhouse.

Demolition crews have also been spotted clearing out the space formerly occupied by Pizzeria Uno, however, no plans have been announced for a new tenant.

The properties listed by LanCarte are exclusively office space, with the Schwartz building at 505 Main St. also housing a 12,228 square foot co-working space called “the Maven,” according to a leasing flier.

The Schwartz also has a 5,493 square foot space on the third floor of the building on the southern edge of Sundance Square Plaza.

The Chase building has a pair of suites open on the eighth floor, the Cassidy has a single suite open on its third floor, the Worthington Bank building has a 200 square foot office on its eighth floor and a 1,700 square foot office on its seventh floor, according to building fliers.

Representatives for Sundance Square Management and LanCarte commercial did not immediately respond to a request for comment.
