Energy firm makes major downtown lease

TEP Barnett USA LLC, a division of French oil and gas company, Total E&P has leased 20,752 square feet of class A sublease space on the 37th floor of 777 Main St. in downtown Fort Worth.

The full-floor lease runs through December 2023. The office will serve as a regional hub for Houston-based TEP Barnett USA, a division of Total E&P. The city's newest tenant late last year had acquired 75 percent of the Barnett Shale assets from Chesapeake Energy Corp.

TEP Barnett has moved into fully furnished space previously occupied by Trinity River Energy LLC. Erik Blais, vice president of Dallas-based Bradford Commercial Real Estate Services, and Nick Talley, senior vice president and managing partner, represented the sublessor in direct negotiations with TEP Barnett.

"It was important to the company to be located in a landmark building in Fort Worth's Sundance Square," Blais says. "This was a great opportunity to lease an entire floor with a top-of-the-line finish-out that was ready for immediate occupancy."

The Bradford team is seeking a sublessee for the 36th floor, totaling 21,328 square feet.

The 40-story high rise, totaling 955,000 square feet, is a LEED Silver design and Energy Star-rated. It boasts three parking garages and is close to the Trinity Railway Express station.

"TEP did look around a little bit on its own. But, they needed to be in quickly," Blais says. "Our space was a perfect fit, down to the finish-out."
