Entire city block in downtown Fort Worth is up for sale

One of the few remaining full city blocks in the Fort Worth Central Business District is up for sale: Located at 801 and 811 Calhoun St., at the southeast corner of Calhoun and 7th Street, the site provides a rare full city block (approximately 0.918 acres), presenting an opportunity to change the skyline of Fort Worth.

Citadel Partners is offering the site; Citadel senior advisor Breck Besserer calls it "a huge development opportunity in the heart of downtown."

"7th Street is the major east/west corridor connecting the CBD to the Cultural District" he says. "It is just two blocks from the new Texas A&M Law and Research Campus, adjacent to the $701 million expansion of the Fort Worth Convention Center, and just one block from the Fort Worth Central Station/Trinity Metro."

The land is zoned H – Central Business District, with no height restrictions. That means it can be used for high-density residential, hospitality, office, or mixed-use development.

In addition to the Texas A&M campus and the convention center, the location offers walkability to the Omni Hotel, which recently underwent a $217 million renovation; and Deco 969, a new 27-story multifamily tower — giving the area new energy, says Citadel market leader Cullen Donohue.

“The east side of Downtown Fort Worth is transforming into one of the city’s most exciting and desirable areas,” Donohue says. “Between the major institutional investment, improved street circulation with the straightening of Commerce Street, access to public transit, and continued demand for walkable urban neighborhoods, this site checks every box for a developer looking to be part of Fort Worth’s next chapter.”

In May 2025, Fort Worth became home to more than 1 million residents, surpassing Austin as the 11th largest city in the United States, according to the U.S. Census Bureau.
