Downtown Fort Worth Multifamily Market

At the end of 2025, Downtown Fort Worth had approximately 11,300 residents. DFWI is tracking 1,592  units at various stages of development.

In 2025, Downtown added 226 units, totaling 7,079 multifamily units. The Downtown market rent year-over-year growth rate fell from -0.7% in 2024 to -1.1% at year-end 2025. The year-end vacancy rate also increased to 14%. These changes resulted from a 4% supply increase, which put downward pressure on asking rents and upward pressure on vacancy rates.

The 2024 opening of Deco 969, a luxury high-rise, has elevated the standard of Downtown living with high-end finishes, a full suite of amenities, and asking rents exceeding $3.00 per SF. At the time of publication, Southern Land Company estimated a spring 2026 stabilization.
